NOTICE is hereby given that on Monday, July 27, 2026, at 6:30 p.m., prevailing time, at the Pocopson Township Building located at 664 South Wawaset Road, West Chester, PA 19382, the Pocopson Township Board of Supervisors will conduct a public hearing to consider and immediately thereafter during its regular meeting decide whether to enact the following Ordinance:  AN ORDINANCE OF POCOPSON TOWNSHIP, CHESTER COUNTY, PENNSYLVANIA, AMENDING CHAPTER  250 OF THE POCOPSON TOWNSHIP CODE TITLED “ZONING” SECTION 250-6 TITLED, “DEFINITIONS AND WORD USAGE” TO ADD DEFINITIONS FOR DATA CENTER,  DATA CENTER ACCESSORY USE, DATA CENTER CAMPUS, PRINCIPAL FAÇADE, PRINCIPAL BUILDING FAÇADE AND SENSITIVE RECEPTOR; SECTION 250-43.B TITLED “USE REGULATIONS” FOR THE LI LIMITED INDUSTRIAL DISTRICT TO ADD A NEW SUBPARAGRAPH B(10) TO ADD DATA CENTER AND DATA CENTER CAMPUS AS USES PERMITTED BY CONDITIONAL USE IN THE LI-LIMITED INDUSTRIAL DISTRICT; TO ADD A NEW SUBPARAGRAPH D TO SECTION 250-49 TO ADD CONDITIONAL USE CRITERIA FOR DATA CENTERS AND DATA CENTER CAMPUSES IN THE LI DISTRICT.  Section 1 amends Section 250-6 to add definitions.  Section 2 provides for data center, data center campus, and data center accessory use by conditional use.  Section 3 provides for a new subsection 250-49.D to provide for conditional use criteria for data centers, data center campuses and data center accessory uses. Section 4 amends subsection 250-88.B(2) to provide for parking requirements for data centers and data center campuses.   Section 5 provides for severability.  Section 6 provides for repealer.  Section 7 provides for an effective date. A complete copy of the proposed Ordinance may be examined and a copy obtained (for the cost of reproduction) at the Township Building during regular business hours. An attested copy of the proposed Ordinance is on file at the Daily Local News, 390 Eagleview Blvd., Exton, PA 19341, and the Chester County Law Library, 201 W. Market Street, Suite 2400, West Chester, PA 19380, where the same can be examined without charge.
